In a dazzling display of commitment and innovation, the partnership administration at Hertsmere, in line with The Labour & Coop Party’s manifesto promise, to create a new Local Plan within six months, has become a reality. We’ve not only delivered on our pledge but have infused it with a sense of purpose and fresh perspective that will redefine the landscape of Hertsmere.

Nik Oakley, the dynamic force at the helm of this transformation, spoke with fervour about the challenges she faced. “I stepped into this role in May, and it felt like the previous administration had simply hit the snooze button,” she remarked. “With the looming cliff of May 4th, there was no fresh thinking in sight.”

Oakley’s vision for the new Local Plan is nothing short of ground-breaking. It’s all about cherishing the green belt that makes up a remarkable 83% of the borough while still striving to provide the homes the community needs. The previous administration’s idea of paving over the green belt is out the window, replaced by a thoughtful approach that prioritises brownfield development.

Under Oakley’s dynamic leadership, the framework for the Local Plan embraces the notion of using previously developed land and minimising green belt usage. It challenges the government’s insistence on 12k new homes, aligning itself with neighbouring areas in pursuit of a more sustainable future. This could mean higher density on some previously developed land.

To bring this vision to life, Oakley has commissioned a range of surveys, including an Employment Needs survey, recognising the post-pandemic shifts in warehousing and office demand. The results, expected in December, promise to shape Hertsmere’s future job landscape.

What truly sets this endeavour apart is the genuine commitment to inclusivity. Oakley has been actively engaging with residents’ groups, absorbing their ideas and feedback from every corner of the borough. Nik plans to host public meetings to introduce this innovative framework in person, fostering a sense of community collaboration.

This framework isn’t just a blueprint for housing; it’s a vision. A vision to build the homes of tomorrow in Hertsmere, spanning from 2025 to 2040. While some of these homes may not materialize until 2040, a steady flow of quality, affordable, and social housing is set to transform the lives of young locals, ending the need for them to relocate miles away in search of housing opportunities. Our vision is not just about building homes; it’s about building a brighter, more sustainable future for Hertsmere, and that’s something to get excited about!

The Local Plan Framework report is published Wednesday 1st November to be debated at the next Cabinet Meeting, Wednesday 8th November.
